Buying in a Competitive NH Market: Decide Before You Rush

A competitive listing can create a sense that every decision has to happen immediately. The useful preparation happens earlier: know your limits, understand the terms and identify the questions you need answered before you commit.

Separate the market headline from the property

“Hot market” is not a complete description of a home. Look at current competing listings, recent comparable sales, condition, asking-price changes and the property’s history. Ask which information is current, which time period it covers and how closely the examples match the home you are considering.

A statewide trend or an older article cannot tell you what terms are appropriate for a particular purchase today.

Decide what matters before an offer deadline

  • What purchase price and ongoing costs fit your plan?
  • What cash is available, and what financing questions remain?
  • What timing works for your move?
  • Which property questions need records or professional evaluation?
  • What would make you comfortable proceeding—or walking away?

Write those answers down while you have room to think. An exciting showing should not erase the limits you set for yourself.

Understand protections before changing them

Financing, inspection and appraisal provisions can address different uncertainties. Before changing or removing a provision, ask what it does in your actual agreement, what happens if the underlying issue arises and which costs or obligations you would take on.

There is no blanket instruction here to waive protections to compete. Review the tradeoffs with your agent, lender and attorney as appropriate. The wording and deadlines in the signed contract matter.

The National Association of REALTORS® consumer guide to contract contingencies provides general background; it does not replace review of your agreement.

Be organized when you choose to act

Have the documents and decision-makers available, confirm how an offer will be presented and understand the response deadline. If an important answer is missing, make that uncertainty part of the decision rather than filling the gap with a guess.

A well-prepared offer is one you understand. Acceptance is only one milestone; the plan also needs to work through financing, property review and closing.
