New Hampshire Housing Snapshot: September 2026, With Your Move in Mind

A statewide housing report is a useful starting point. Your next home—or the home you are preparing to sell—deserves a closer look.

I'm Kyle Cavanaugh, a New Hampshire REALTOR and property investor. I use market context to help frame a conversation, then bring it back to the actual property, your goals and the decisions in front of you.

The September snapshot.

New Hampshire REALTORS reported a statewide single-family median sale price of $569,900 for September 2026, up 6.5% from September 2025. There were 1,310 closed sales, compared with 1,314 a year earlier.

The same report put median days on market at 13, compared with 11 in September 2025, and inventory at 2.9 months of supply. These figures describe the report's statewide single-family market and period; they are not today's live listing counts.

A median is context, not a price tag for your home.

The middle sale in a statewide set cannot tell us what one particular property should sell for. A condo, a multifamily building, a newly built home and an older house with a project list each call for their own questions.

For a seller, the useful next conversation is about the actual home: its condition, presentation, relevant competition and your plans. For a buyer, it is about the choices available within your real budget and the responsibilities that come with them.

Give the headline a local address.

Start exploring my New Hampshire town guides for local planning and recreation resources, then use the native property search for homes currently available. A town guide, a listing and a closed-sale report answer different questions. Reading them together gives the conversation more substance.

If you are considering a newly built home, my new-construction guide introduces the process and questions worth bringing to a showing. If you are comparing property types, tell me what you want daily life and ownership to feel like.

Your next move deserves its own conversation.

My firsthand experience includes rental and multifamily ownership, property renovations, and building and selling new-construction homes. I bring that perspective to the questions we ask together, without pretending one statewide number tells your whole story.

Talk with me about your next move. We can connect the broad context to the property and plans that matter to you. Tailored pricing, purchase analysis and negotiation planning belong in that individual conversation.

Read the source and keep the dates attached.
